NESEA Pro Tour: Net Zero, Renovated Warehouse Suites in New York's Capital Region, May 23, 1-5 pm, Colonie, NY

Join NESEA for the first Pro Tour of 2025!
NESEA is thrilled to kick off the 2025 series with this May event, showcasing a formerly vacant commercial building transformed into an all-electric, net-zero co-warehousing facility. The result is a building that provides spaces for community businesses to grow and prosper.
NESEA event hosts from the Rosenblum Development Corp. are excited to share this project with the NESEA community, as they hope it will serve as a replicable example of how to approach rehabilitating older warehouse spaces. The NESEA event begins with an opening workshop where the team will discuss the history, goals, design, and construction strategies. Attendees will then break into small groups to tour the facility while hearing more from the interdisciplinary team of experts who made the building possible. After the tour, NESEA’ll regroup for a reception and Q&A, allowing attendees to chat with the day’s speakers and each other.
More about the Project
After a complete “gut” renovation and deep energy retrofit, this building is now net zero, meeting its energy needs via the 417kW solar array on the roof. Other updates included an upgraded building envelope, electric air source heat pumps to replace the legacy natural gas system, and energy recovery ventilation for a healthier indoor environment. No fossil fuels are used onsite, avoiding an average of 423.9 metric tons of annual CO2 emissions. The building’s projected total energy use intensity is 40% lower than a similarly sized conventional warehouse.
The final building provides individual warehouse and work suites from 150 to 1,000 square feet, with shared access to amenities that combine the advantages of coworking with warehousing.
